Sanbell, formerly Jensen Design & Survey, Inc. (JDS) led the Seabridge Marina mixed-use community design in Oxnard, a 200-acre waterfront project that expands the Channel Islands Marina and advances the Mandalay Bay Specific Plan. This master-planned development delivers more than 700 homes, including single-family residences, duplexes, townhouses, and mixed-use condominiums. Together, these housing options create a lively Oxnard waterfront community.
To support residents, Sanbell designed five neighborhood parks, over five miles of trails, tennis courts, and a recreation center with a community pool. Each park includes restrooms, basketball courts, fitness courses, picnic areas, and barbecue stations. We also added benches, lighting, and drinking fountains to improve comfort. In addition, the plan incorporated seawalls and parking areas strategically placed near the water to meet city and client goals.
From the start, our team partnered with the City of Oxnard, the California Coastal Commission, local stakeholders, and the client. This teamwork ensured the project met coastal access requirements while balancing recreation and long-term sustainability.
Today, the Seabridge master-planned marina community thrives as a vibrant extension of the Channel Islands Harbor mixed-use development. It not only brings residents and visitors closer to the water but also strengthens the harbor’s role as a regional destination.
